Found Fractional: How Property Ownership Could Become a Group Effort

Owning property in Nigeria has always meant finding a large sum at once. A plot in a good Abuja district or a flat in Lekki can cost tens of millions of naira, so most people stay on the sidelines even when they want a stake in real estate.

Developers face the other side of the same problem. Good projects stall between land acquisition and completion because bank lending is expensive and slow, and off-plan buyers want to see progress before they commit.

Found Fractional is our answer to both. It's in pre-launch today, and this post explains what it is, how developers and future co-owners can get involved now, and why we're building it carefully and by the rules.

What fractional ownership means

Fractional ownership splits one property into many equal units, so several people can each own a part of it.

On Found Fractional, every property will sit in its own company, known as a special purpose vehicle (SPV). The SPV owns that one property and nothing else. A unit is a share in the SPV, recorded in the owner's name.

That structure matters for three reasons:

  • Separation. Each property's money and ownership are kept apart from every other project.
  • Transparency. The title, valuation, budget and exit plan will be published before anyone decides to take part.
  • Shared outcomes. If the property earns rent or is sold, the net proceeds are divided between unit holders in proportion to their units. If it doesn't, nothing is paid.

For developers: build your community before you raise

Capital follows trust, and trust takes time to build. The developers who will do best when fractional offerings open are the ones whose projects people already know, follow and believe in.

Found can help you start that work today, without asking anyone for money:

  1. Get reviewed early. Apply at found.ng/fractional/developers. We check your CAC records, track record and directors, so your company is ready to be considered when the platform opens.
  2. Prepare your offering. Set up the SPV and gather the title, valuation, budget, timeline and exit plan. A well-documented project moves through review faster.
  3. Show your work in public. List the project on Found Projects, publish construction updates and photos, and let Found's realtors and agents share it. People who watch a site rise from foundation to roof become your most credible supporters.
  4. Sell units the traditional way. Off-plan sales of specific flats or plots, with clear payment plans and title for each buyer, remain a direct route to funding while fractional offerings are prepared.

When Found Fractional opens, approved developers will be able to offer units in their SPV to registered users, with Found handling onboarding, the investor register and distributions. Found would charge 5% of funds raised, and only if a raise reaches its minimum.

Under the SEC crowdfunding rules, raises of this kind are for Nigerian-incorporated small and medium companies and are capped at ₦50 million to ₦100 million a year, depending on company size. Larger raises need a different SEC route, and we'll tell you which applies to your project.

For future co-owners: what it could offer, and what it can't

Fractional ownership is designed to make real estate more reachable. Once the platform opens, it could offer:

  • A lower starting point. You would take part with the price of a unit, set for each offering, rather than the price of a whole property.
  • Choice and spread. You could hold units in more than one property, location or type of project, instead of putting everything into one.
  • Clear information. Every offering would publish its title, valuation, developer track record, fees and targets before you decide.
  • A share in what the property earns. If the property earns rent or is sold, you would receive your proportion of the net proceeds.
  • Regular reporting. Progress updates, valuations and distributions would be recorded in your dashboard.

It's just as important to be clear about what it isn't. It isn't a savings account, and returns aren't guaranteed. Property values can fall, construction can be delayed, tenants can leave, and you may not be able to sell your units when you want. You should expect to hold units for the full term, and only use money you can afford to lose.

Why we're in pre-launch

Found Fractional won't accept a single naira until it is properly registered with the Securities and Exchange Commission, Nigeria.

Pooling the public's money into property is regulated under the Investments and Securities Act 2025 and the SEC's crowdfunding rules. Those rules exist for good reason: Nigerians have lost money to schemes that promised high, fixed returns and collected funds without registration. The SEC publishes warnings about such schemes, and anyone can check whether a platform is registered on sec.gov.ng.

So here is our commitment:

  • No offering will be published, and no money taken, before registration is in place.
  • No offering will promise or guarantee a return. Targets will be labelled as targets, alongside the risks.
  • Money will be held by an SEC-registered custodian, not by Found or the developer, until a raise succeeds.
  • Retail participants will be limited to 10% of their net annual income each year, as the rules require.

If anyone ever asks you to send money for "Found Fractional" before we announce that it's open, don't. Contact us on 0909 235 7149 or hello@found.ng.

Get involved now

  • Developers: apply for review at found.ng/fractional/developers and start preparing your project.
  • Future co-owners: register your interest at found.ng/fractional. It's free, it isn't an investment, and it doesn't commit you to anything. We'll email you when the platform opens.
  • Realtors and agents: help us spread the word about well-documented projects on Found.

Real estate has always built wealth for the few who could afford the whole thing. We want to help many more people take part, the right way.

Found Fractional is in pre-launch and is not registered with the Securities and Exchange Commission, Nigeria. Nothing in this article is an offer or invitation to buy securities, or investment advice, and no money is being accepted. Investing in unlisted property involves risk, including the loss of some or all of the money invested. Target returns are not guaranteed, and units may be difficult to sell.
